Roof Restoration in Melbourne

One job that renews the whole roof.

What a roof restoration involves

A restoration is a full renewal of a tiled roof in a single job. Every broken or cracked tile is replaced, ridge and hip capping is re-bedded where loose and re-pointed throughout, valleys are checked, the whole surface is high-pressure cleaned, then sealed and finished with two coats of a weather-grade membrane in the colour you choose. It deals with all the small faults at once instead of one repair at a time.

When restoration is the right call

Concrete tiles laid from the 1960s through to the 1990s go porous and chalky as the original surface wears off. If your roof looks faded and patchy from the street, grows moss on the shaded side and drops crumbs of mortar into the gutters, but the tiles themselves are still sound, restoration is usually the right call. It costs a fraction of a replacement and buys the roof many more years.

Preparation is everything

The difference between a coating that lasts and one that peels is preparation. We high-pressure clean back to a sound surface, treat the moss and lichen, replace every broken tile and let the roof dry properly before anything goes on. Skipping that step is how the cheap quotes end up being done twice.

Rebedding and repointing the capping

Ridge and hip caps sit on a mortar bed that breaks down over decades. Loose caps are lifted, re-bedded on fresh mortar and set straight, then the whole ridge line is pointed with a flexible pointing compound that moves with the roof instead of cracking like the old rigid mortar. This is the structural heart of the job and where we spend the most care.

Sealer and coating

Once the surface is sound we apply a primer to bind the tile face, then two coats of an acrylic roof membrane. The coating seals porous tiles against water, brings the colour back and becomes the layer that does the work against sun and rain from then on. You choose the colour, matched to the house or refreshed entirely.

Why it suits Melbourne homes

Melbourne ages tile roofs in a particular way. Damp winters and leafy streets feed moss on the south face while summer sun bakes the pointing on the west. A restoration resets all of it in one visit, and a freshly restored roof lifts the look of the whole house from the street.

If we find bigger problems

Occasionally a roof is too far gone to restore honestly, with tiles that crumble underfoot or widespread fretting. If that is your roof, we will tell you and quote a replacement instead. We do not coat over a roof that should be replaced.

Roof Restoration FAQ

Questions about roof restoration.

It depends on the size and pitch of the roof, how much rebedding is needed and how many tiles need replacing. As a rule it is a fraction of the cost of a full replacement. We inspect first and give you a fixed written quote before any work starts.
A properly prepared and coated restoration should give you many years before it needs attention again. Preparation is the difference, which is why we clean thoroughly, fix the bedding and pointing first and never coat a damp or dirty roof.
If the leaks come from cracked tiles, failed pointing or porous tile surfaces, yes, those are all fixed as part of the work. If there is a deeper problem like a rusted valley or structural movement, we will tell you before we start.
No, and we will be straight with you about it. The tiles need to be structurally sound. If they crumble underfoot or the roof has widespread fretting, coating it would be wasting your money, and we will quote the honest alternative.
Yes. The membrane comes in a wide colour range, so you can keep the existing tone or change the look of the house entirely.
